Conveyancer required for our long established, growing Legal firm based in the heart of Altrincham
The ideal candidate will be responsible for the legal transfer of property ownership, handling tasks like drafting contracts, conducting property searches, liaising with clients and mortgage lenders, and managing financial transactions to ensure the process is completed correctly.
The role involves managing client files, providing advice, ensuring compliance with legal requirements,and updating clients on progress.
Running a file from inception to completion.
Key responsibilities
• Client communication:
Advise clients on the buying and selling process, discuss their needs, and keep them informed at every stage.
• Legal documentation:
Draft, review, and manage all necessary legal documents, including contracts, leases, and transfer deeds.
• Property research:
Research property ownership and conduct searches with local authorities to identify any issues that could affect the sale.
• Financial administration:
Liaise with mortgage lenders, check financial records, manage the payment of property taxes (like stamp duty), and handle all financial aspects of the transaction.
• Transaction management:
Coordinate with other parties involved in the sale, such as estate agents and other solicitors, to ensure smooth progress.
• File completion:
Exchange contracts and complete the sale, ensuring all legal and financial details are finalized and registered with the Land Registry.

SALARY £30 - 35K
Holidays: 25 days per annum
Hours: In the office: 9-00am to 5-30pm( 1 hours lunch). Can be slightly flexible on this aspect
